Why an Exclusive Buyer Agent?

A traditional real estate agent works for a Broker in a large firm that lists homes for sale. The Broker and the Broker's agents work hard to get Sellers to list their homes. When the listing agreement is signed, the traditional Broker and the agent represent the seller.

They will market the property to attract Buyers for the Seller. You are one of those Buyers. The traditional real estate agent will show you the company listings and his/her own listings. Remember, the traditional real estate agent is representing the Seller -- do you want the Seller's representative negotiating on your behalf? There has to be a way to protect yourself.

Another scenario is the Dual Agent. The Dual Agent will assure you that he/she can represent you and the Seller equally. He represents the Seller because he/she is the agent who convinced the Seller to sign a listing. So now he knows all about the Seller's circumstances but can't tell you any of that information. Do you want to share your confidential information with the Seller's representative or do you want your own representation?

Many agents refer to themselves as a Designated Buyer's Agent as if that makes her different than the Designated Seller's Agent. This just means that the agent prefers to work with Buyers but her company is a traditional real estate firm (they list homes for sale). So what options are there for you as a Buyer?
